Paul C. Goleb, CPA, Principal
Mr. Goleb has over 30 years of real estate accounting and financial management experience. At LAAS, Mr. Goleb has played a prominent role in designing and implementing LAAS’ audit standards, procedures and control mechanisms, as well as directing and managing major audit campaigns. Previously, Mr. Goleb held the position of Controller for two of the largest real estate owners and managers in the Washington, D.C. metropolitan area. Additionally, Mr. Goleb spent four years in public accounting where he was responsible for design and execution of audits for a diverse client base including commercial real estate developers and managers. With his background and knowledge base, Mr. Goleb has a thorough understanding of lease escalations and an insider's perspective to potential landlord abuse in this area.
Mr. Goleb is a Certified Public Accountant and is a member of the DC Institute of Certified Public Accountants, the American Institute of Certified Public Accountants (AICPA), and the Corporate Real Estate Network (CORENET). He received a BS in Business/Accounting from Frostburg State College.
Harry B. Tremaine, Principal
Mr. Tremaine has over 28 years experience in the real estate consulting industry managing and conducting a variety of value-added services for corporate clients including lease audits, lease transaction oversight and management, building energy/utility audits, portfolio optimization, and tenant-landlord dispute resolution.
Mr. Tremaine has successfully negotiating audit settlements and client savings in excess of $120 million. At LAAS, his responsibilities include client relationship management, quality assurance, and audit negotiation and resolution. In addition, he regularly advises clients on energy savings/reduction initiatives and strategies and various lease transactions. Previously, Mr. Tremaine was a Director in the Real Estate Consulting practice at Deloitte Financial Advisory Services LLP where he directed and managed lease audit and portfolio optimization engagements, property and asset management contract compliance, lease revenue and expense analyses, market rent studies, and other related services for clients.
Mr. Tremaine holds a BS degree in Architecture from M.I.T. and earned his MBA from the University of Michigan. He is a member of Corporate Real Estate Network (CoreNet Global), the International Facility Management Association (IFMA), and the Urban Land Institute (ULI).
Jonathan Levy, Vice President
Mr. Levy has 20-plus years of progressive real estate finance and accounting experience. Since joining LAAS, Mr. Levy has participated in a variety of audit assignments and has been instrumental in the development of LAAS’ detailed client reporting analytical tools and audit techniques. Previously, Mr. Levy held the position of Controller for a national real estate management company, where he was responsible for the financial oversight of 40 commercial properties. This included the preparation and review of monthly and year end financial packages and supervision of all rent and rental escalation billings.
Mr. Levy holds an MBA from the University of Virginia's Colgate Darden Graduate School of Business Administration and a BA from the University of California-Berkley. He is a member of the Institute of Real Estate Management (IREM) and the Building Owners and Managers Association (BOMA).
Susanne R. Greenberg, CPA, Auditor
Ms. Greenberg has over 14 years of real estate accounting experience. Prior to joining LAAS, Ms. Greenberg held the positions of Vice President of Property Management Accounting for a large
commercial property management firm and Property Management Accountant for a large local real estate developer/owner.
Ms. Greenberg holds a BS in Business Administration from Mary Washington College in Fredericksburg, VA.
